Your Roof – Sieve repairs No 4As of Thursday 25th April, when a site meeting was held with the Alfie Spencer from the main contractors Pinnacle, Carl Andrews our architect and Jess Rudman and Phill Kicks representing St John’s. I am happy to present what will be my penultimate report on the Roof project, yes that is correct my Penultimate report. As of Friday the 26th April the tiling on the South Roof will be complete. There will be another 10 days of Lead dressing and decoration, South roof completion by the middle of May. Removal of scaffolding starts 20th May. As of Monday 29th April there will be no tilers working on the North Roof due to the installation on water valleys on the Porch and Organ Loft roofs which has to be completed before any more tiling can be done, this has proved fortuitous because they have had to order additional which will not arrive until week commencing 6th May. The North side roof should have the tiling completed by the 13th May, Lead dressing and decoration by the 24th and Start to drop the scaffold by week commencing 27th. Please be aware that the dates are indicative and may vary depending on supplies and weather. Review of the budget was undertaken, issues discussed, all were happy with progress. Project timeline is being escalated further to ensure completion on time. Cross and capping will be the last Job. The next major milestones South Roof completion 17th May. North Roof Completion 24th May Scaffolding removal and Clear site 20th May to 7th June. Capital project closure 30th June.
Your Roof – Sieve repairs No 3As of Thursday 28th March, when a site meeting was held with the Alfie Spencer and Andy Hare from the main contractors Pinnacle, Carl Andrews our architect and Jess Rudman and Phill Kicks representing St John’s. I am happy to submit my Third report on the Roof project. The main scaffolding is 60% complete on the north side, due to be completed 5th March including high level scaffolding.All metal drainage work for the North side has been ordered and the lead time indicates delivery week commencing 8th April. Pointing work to be started on South side will start in conjunction with tiler week commencing 8th April.Work on the south rood is proceeding at a pace and tiles will be delivered Tuesday the 2nd for installation commencing 8th once all final prep work done. (small forklift working in area as there are 3000 tiles to be moved).Fitting of all tiles to South Roof expected to take 4 weeks then a possible 2 more weeks for lead dressing and finishing up. Which would put a expected completion of South roof mid-May.The stripping of North roof will start as soon as the Guttering is fitted, as there will be a larger team on the North side it will progress quicker, as it is a more complex roof the expected completion will be delayed, no dates as yet for delivery of second set of 3000 tiles but it will take place on either a Tuesday or Wednesday morning as soon as required the target completion date for all tiling and lead dressing is end of May.The next major milestonesTiles being delivered 2nd April.North roof work starting 8th April.South Roof completely watertight end April
Your Roof – Sieve repairs No 2Well it certainly lived up to its name when the archdeacon was trying to speak, the leak was down to damage of tiles while removing high level scaffolding. Otherwise known as a large hole. Now temporarily repaired.All metal drainage work has been ordered and fitted to the high level. This was delayed slightly due to wrong type being ordered. Investigations have taken place now that the roof scaffolding is in place which identified some pointing was needed around high level windows and a variation was agreed to repoint. Investigation into roof woodwork took place and no issues were found so work can proceed as planned.Work has started on roof removal on the south side. Project timeline is being escalated.The scaffolding is going up on the North side of the Church. Commenced 19/03. This is to enable a second team of roofers to start, both sides will be managed by Alfie and the foreman Rob Mitchell. This will enable us to achieve the final date for final completion and billing being 30th June.A discussion was held regarding the tiles. It was originally planned to recycle 50% of the old tiles and 50% new. However, when the investigation of the woodwork took place it was identified that some sealant had been used and as a result there are no reusable tiles. We were given two options 1. To go for all new tiles or 2. To use reclaimed. We chose the reclaimed as all new was to prohibitive in costs. Reclaimed will still require us to use some of the contingency funding.The next major milestonesStrip down of the south roof. To start 21/03 onwardsScaffolding on the North side to start. Started 19/03A meeting was held with Pinnacle on 18/03 following complaint raised regarding poor workmanship and the large water leak in church following High Level scaffolding removal. Issues were discussed and apologies were given, it was agreed that it should not have happened. Discussion over damage was discussed and would be discussed further when more access available to assess damage. It was also agreed that more supervision would be given to site to avoid such a re-occurrence of problem……Phill
